06 Sep New Home Preview: Tarpon Flats
Tarpon Flats, a luxury, single-family home development on North Hutchinson Island, has just 12 home sites remaining within the popular development, with just two sites left at the entry price of $475,000.
Heaton Companies, the Palm Beach County-based developer, has announced that sales have been extremely swift, and premium lots are becoming scarce. As of this week, 26 of the 38 home sites are now under contract.
“We are certainly pleased with the sales activity at Tarpon Flats,” said George Heaton, president and CEO of Heaton Companies. “We’ve experienced an escalating number of inquiries, and people are buying once they see the homes and the community. Because of this development’s success, we are actively looking for new projects in the area.”
Tarpon Flats offers an outdoor-focused lifestyle in an affordable, yet luxurious waterfront community on the barrier islands. Tarpon Flats is a secluded, yet perfectly located community of 38 home sites that offers “river to ocean” living on the barrier island.
Tarpon Flats is a gated community with deeded beach access and provides residents with unspoiled beaches, natural sand dunes and plentiful natural reefs. The community is adjacent to 2,000 acres of county and state parks, noted for its stunning bike and walking trails and is just eight miles from the eclectic shops and vibrant dining scene of Vero Beach.
The project was recently honored in Treasure Coast Newspapers with a Builder’s Showcase Award for Best Two-Story Design.
Tarpon Flats features a gated entrance and 17 waterfront properties, 10 of which are direct waterfront along the Indian River Lagoon. With private beach and waterfront access, residents can easily kayak, paddleboard, fish or go boating right from their own backyard.
The community also features a pond, communal dock that can accommodate several watercraft with tie-ups, a sparkling neighborhood pool and a fun Tiki hut, a fantastic gathering place for friends and family get-togethers.
Each home features a spacious great room, a gourmet kitchen with granite counter tops, stainless steel under-mount sink and stainless steel appliances, soaring ceilings, crown molding, 8-foot doors, marble window sills and ceramic tiled baths.
The four-bedroom homes feature open patios and are designed for an optional private pool. The homes are standard with impact glass, metal roofs, concrete block construction and oversized garages and include a 1-year builder’s warranty.
Tarpon Flats HOA fees are just $200 per month and include lawn and sprinkler system maintenance, yard irrigation water, community pool maintenance, beach access walkway and a private entry gate.
“This is an exceptional opportunity to enjoy the peaceful surroundings of this beautiful island, while not breaking the bank,” said Lee Heaton, vice president. “The homes are moving quickly and we anticipate that trend will continue.”
Tarpon Flats is located at 3959 N. State Road A1A, North Hutchinson Island, FL 34949, and model homes are open daily from 10 a.m. to 5 p.m.
